Inspection fees vary by type of home, size and year built. See Services above for fee guidelines.

Time

Inspection time will vary by the type of house and type of inspection; generally budget 2 hours for a condo and 3 hours for a townhouse and single family house.

Report

With few exceptions Inspection reports are emailed the next day. All reports are PDF and transmitted via email.

Payment

Check to Russell Layton Associates, PayPal/CC, Venmo, or Zelle are options.

Scheduling

I need the inspection address, your name and email, agent name and email and day and time of the inspection. You can provide this information by email, text or scheduling form.

Inspection Standards

My inspections are designed to give you a clear, practical picture of the home's condition based on established Home Inspection Standards of Practice (like ASHI and Virginia state standards). I focus on safety and function rather than acting as a municipal code enforcer or a contractor quoting repairs. My goal is simply to make sure you know exactly what you are buying!

About Rusty

Listen, you already have agents, lawyers, and family in your ear. You don't need me feeding you real estate clichés. What you do need from me is a thorough inspection to help you understand the home. I happen to be a Home Inspector that is a DC area native who has been inspecting area homes since 1981.

After four decades and over 30,000 inspections, there isn't a quirk, botched DIY job, or condition that I haven't seen and there is always something new that I haven't seen before! My job is to walk you through the home and share with you my evaluations to help you manage it.

When I turn off my flashlight, you'll usually find me out on the golf course, picking Chesapeake Bay crabs, or spending time with my wife McLane, our kids, and my new granddaughter. If you want a thorough, honest, and educational look at your home, I can do that!
